Q. WHAT ARE MY VOTING RIGHTS IN THE CONDOMINIUM ASSOCIATION?
Voting rights of apartment owners are explained in Section IX of the Declaration of Condominium. Each unit is allowed one (1) vote in accordance with the certificate on file 528 units x 1 vote = 528 maximum votes.
Q. CAN I HAVE A PET?
No. There is a No Pets policy in place. An exception to this policy is that an approval by the Board of an emotional support animal or service animal which meets the legal requirements may be allowed.
Q. WHAT RESTRICTIONS EXIST IN THE CONDOMINIUM DOCUMENTS ON MY RIGHT TO USE MY UNIT?
This is a 55+ aged community. Occupancy and Use Restrictions are explained in Section XII of the Declaration of Condominium and amendments, as well as in the Rules and Regulation of Abbey Village Condominium Association.
Q. WHAT RESTRICTIONS EXIST IN THE CONDOMINIUM DOCUMENTS ON THE LEASING OF MY UNIT?
Reference is made to Section XIIA-Occupancy and Use Restrictions: and Section XIVA-Sale or Lease, as amended as well as in the Rules and Regulation of Abbey Village Condominium Association.
Q. HOW MUCH ARE MY ASSESSMENTS TO THE CONDOMINIUM ASSOCIATION FOR MY UNIT TYPE, AND WHEN ARE THEY DUE?
Assessments are determined annually by the Board of Directors, who set up the Budget for the Association. The assessments are due quarterly as per the “Schedule D” that is mailed in December. Reference your documents Section XVI-Provisions for Common Expenses and Assessments. Use payment coupons. The Maintenance Assessment is due on the 1st and a grace period to the 10th of the month. A $25.00 late fee will be imposed when the maintenance/assessment is not received as the 11th of the month.
Q. DO I HAVE TO BE A MEMBER IN ANY OTHER ASSOCIATION IF SO, WHAT IS THE NAME OF THE ASSOCIATION AND WHAT ARE MY VOTING RIGHTS IN THIS ASSOCIATION ALSO, HOW MUCH ARE MY ASSESSMENTS?
No Abbey Village is a member of Oriole Village Center (OVC) and fees for being a member are included in your regular assessments. Only the Board of Directors can vote. Reference OVC info sheet.
Q. AM I REQUIRED TO PAY RENT OR LAND USE FEES FOR RECREATIONAL OR OTHER COMMONLY USED FACILITES? IFSO, HOW MUCH AM I OBLIGATED TO PAY ANNUALLY?
No. The recreational area is a common expense for all unit owners and as such is included in you regular assessment. Expenses for the “Rec” area are included in the combined Abbey Village balance sheet.
